How Much Does a Cleanout Cost?

Cleanout pricing depends on how much is in the space and how much sorting it needs, not a flat per-room rate. Here is what actually drives the number, and what a quote from Kyle includes: he walks the space himself before naming one.

A cleanout's cost depends mainly on volume (how much is in the space) and how much sorting it needs, not square footage alone. Sorted with Kyle quotes each job after a walkthrough, and the price covers sorting, organizing what stays, and hauling the rest away in one visit with one truck.

What actually drives a cleanout's price

A cleanout is not priced by the square foot. Two rooms the same size can be completely different jobs. A garage with a few dozen boxes stacked along one wall is a shorter job than a garage packed floor to ceiling with a decade of accumulation, even though both are "one garage."

Three things move the number: volume (how much is actually in the space), how much of it needs a real keep, donate, or haul decision versus an obvious call, and how far the loaded truck has to travel to donation and disposal points. A single-item pickup is a different price shape entirely from a whole-house cleanout. That is why Kyle quotes after seeing the space, not off a phone description.

Why sorting time is part of the price, not separate from it

Some places charge you twice: one bill for hauling, another for organizing. Kyle's price is for the combined job: he sorts what is in the space into keep, donate, and haul with you, organizes what stays into zones and labeled storage, and loads the rest onto the truck the same visit. That sorting time is priced in up front rather than appearing later as a second estimate.

What a quote does and does not include

A quote from Kyle covers the sort, the organizing of what stays, and the haul-away, done by one person with one truck. It does not include demolition or structural work, dumpster rental, or hazardous materials such as old paint, chemicals, or appliances still holding refrigerant, since federal rules require a certified technician to recover that refrigerant before disposal. Those items call for a certified specialist.

Frequently asked questions

Is cleanout pricing based on square footage?

No. Square footage alone does not predict how long a cleanout takes; volume and sorting complexity do. A lightly used room prices differently than a packed one of the same size, and a garage or house that needs careful keep/donate/haul decisions takes longer than one where most of it is an obvious call. That is why Kyle quotes the job after seeing the space.

Does the price include hauling, or is that extra?

It is included. Sorted with Kyle's price covers the sort, the organizing of what stays into zones and labeled storage, and the haul-away, all in one visit with one truck. You do not get a sorting estimate and then a separate hauling quote from a second company.

Do I get a quote before the work starts?

Yes. Kyle walks the space with you first and gives a quote based on what is actually there, not a phone estimate. That walkthrough is also when he lays out what the sorting and hauling will involve for that specific space.

What would make a cleanout cost more?

Volume is the biggest factor: more items mean more sorting and more truck loads. Sorting complexity adds time too, when more of what is in the space needs a real keep-or-go decision rather than an obvious one. Distance to donation and disposal points can factor in as well. None of that is estimated over the phone; the walkthrough is what sets the number.
